Commercial Facility Maintenance in Milwaukee, WI

Summit provides commercial facility maintenance in Milwaukee County and eastern Waukesha County through one intake point for every site. Approval limits are set per location, and every visit is documented for ownership, auditors, and insurers.

Scope of a facility maintenance plan

Retail and franchise locations, care facilities, warehouses, and freight sites share the same problem. Maintenance interrupts operations, and managing a separate vendor for each trade takes staff time.

A Summit plan puts preventive, reactive, and emergency work under one agreement. Licensed partner technicians perform the licensed trades. Summit handles intake, dispatch, approvals, and billing.

How commercial requests are handled

Every site follows the same process, so your staff learns it once. Each step has a named owner.

  1. Intake.

The site contact submits the request with photos. It reaches a coordinator the same day.

  2. Triage.

Urgency and scope are confirmed. Emergency requests go first. Response window: [[confirm]].

  3. Dispatch.

A licensed partner is assigned and confirms arrival with the site contact.

  4. Approval.

Quotes above the site limit go to the approver you name, in writing, before work starts.

  5. Completion.

Photos and notes are sent when the work is done. Any open items are listed.

  6. Billing.

One invoice per site with job detail, and a monthly summary on managed plans.

Not-to-exceed limits by site

Each location gets its own not-to-exceed limit. Repairs under the limit proceed without a call. Repairs above it wait for written approval from the person you name.

Illustration only, not pricing. A site limit is set at $750.

  • A dock heater repair quoted at $640 is within the limit. It proceeds and appears on the site invoice.
  • A rooftop unit repair quoted at $2,100 is above the limit. Work waits for written approval.
  • If approved work turns up more damage, a new quote is sent before the added work starts.

Records for ownership and insurers

Every visit is photographed before, during, and after the work. Records are kept by site and by work order, so you can show ownership what was spent at each location and why.

Partner requirements

Partners performing licensed trades hold the license for that trade. Certificates of insurance are collected before a partner takes Summit work: [[confirm requirements, including whether your company can be named as additional insured]].
