For landlords and small multifamily
Rental Property Maintenance for Milwaukee Landlords
Summit coordinates rental property maintenance for owners of duplexes, triplexes, fourplexes, and buildings of about 12 units in Milwaukee County and eastern Waukesha County. Tenants submit requests, you set the limits, and every job is documented.

How tenant maintenance requests work
With your permission, tenants submit requests through the Summit form. Each request comes with the tenant's description and photos, and we confirm the address and unit before anything is dispatched.
You see every request, quote, and photo. Repairs under your approval limit are scheduled without waiting for you to call back. Anything above it waits for your approval.
Approval limits you control
You set a dollar limit for each property. You can raise it for a building with older equipment, lower it for a unit you plan to renovate, or change it at any time in writing.
If a repair turns up more damage, a new quote is sent to you before the added work begins.
Turnover between tenants
Every vacant day costs rent. Turnover work is scheduled so the trades do not block each other: repairs first, then painting, then cleaning.

- Repairs found at move-out, quoted and approved
- Painting coordination
- Turnover cleaning and carpet care
- Lawn and snow work from Gus's Lawn Care
Seasonal checks for Wisconsin rentals
Many costly rental repairs start as small seasonal problems. These checks can be scheduled per building and billed together.
Records for your files and insurer
Every visit is photographed and kept with the work order. The records show what was found, what was repaired, and when, which helps with insurance claims and questions about a unit's condition.
Plans for out-of-town and self-managing owners
Plans are priced per unit or per building. Seasonal checks are scheduled in advance, and repairs are dispatched as they are reported. Plan structure: [[insert once confirmed]].
Owners who live out of town and owners without a property manager use the plan as their maintenance department.
What tenants are told
When a tenant submits a request, they are told it was received and when a partner is scheduled to arrive. Notification method: [[confirm]]. Quotes and approval limits go to you, not to the tenant.
Duplexes and shared systems
In a duplex or small building, one boiler, one water heater, or one main drain often serves every unit. When a shared system fails, we treat it as one work order for the building, so every affected unit is handled in the same visit.
